We're expanding. Tell us where you are and we'll reach out when Hive lands in your market.
We'll reach out when Hive is available in your market. In the meantime, the deal is still moving somewhere.
Interest rates. Inflation. Buyers sitting on the fence and deals taking twice the work to close. We know what this market has asked of agents this year. These Q4 specials are our way of taking something off your plate and putting money back in your pocket on every transaction you close before December 31. New to Hive or already working with us, there's something here for you.
Tell us about your business and how you prefer to work. The form takes less than five minutes and helps us set everything up the right way from the start.
We collect your information, connect to your compliance system, and get your portal access in place. You do not need to train anyone or chase anything down.
When you are ready, submit a transaction and we take it from there. Deadlines, documents, communication with title, lender, and all parties. Handled.
Track every file in real time through your transaction portal. You see everything without doing everything. That is the whole point.
Our transaction coordination fee is collected at closing through the settlement statement whenever possible. Pricing details and terms are covered during onboarding.
Pre-listing coordination and compliance-only packages are flat-rate and invoiced upon completion. No surprises, no billing until the work is done.
Transaction coordination fees vary by state based on contract complexity and compliance requirements. View current rates for Colorado, Florida, and Tennessee above.
Melissa started Hive in 2020 because she believed agents deserved a TC experience that actually felt like support, not just paperwork management. Six years, a move to the Florida coast, and a whole lot of closed deals later, that is still exactly what she is building. She stays close to every file, runs a tight ship, and is always raising the bar on what great looks like.
Heather spent years moving around the world as a military spouse, so she knows a thing or two about staying calm when everything around you is moving fast. She brings that same steadiness to every file she touches. 500+ closings in six years. Agents hand her a deal and genuinely stop worrying about it. That is the whole thing.
Everything agents ask us before their first transaction. If something is missing, just reach out.
A transaction coordinator manages every administrative step between an executed contract and closing day -- file setup, deadline tracking, document organization, compliance review, and communication with title companies, lenders, and all parties involved. Everything that keeps a transaction moving but does not require your license. You stay focused on your clients and the work only you can do.
The honest answer: sooner than most agents think. If you are closing more than two or three transactions a month, juggling deadlines across multiple files, or spending hours on paperwork that pulls you away from clients, a TC pays for itself. The right time is not when you are drowning. It is before you get there. Most agents bring Hive in the moment a contract is executed so we can open the file, catch anything missing in the contract, get introductions out to all parties, and start tracking every deadline from day one.
Hive currently provides transaction coordination in Colorado, Florida, and Tennessee. Each state carries its own contract forms, compliance requirements, disclosure obligations, and closing timelines, and our TCs are trained on each market. We know the paperwork and the process wherever you are closing. State-specific pricing is listed on our services page.
Transaction coordination is not the same job in every state. The number of documents required, the complexity of compliance checklists, the number of deadlines to track, and the amount of coordination with title and lender all differ depending on where the transaction is taking place. A file in one state might involve significantly more tasks, more parties, and more compliance oversight than the same type of transaction somewhere else. Our pricing reflects the actual scope of work involved in each market, not a flat rate applied across the board.
Always. You are still the agent of record, your client's primary contact, and the decision-maker on everything that matters. Hive works behind the scenes on deadlines, documents, title communication, lender follow-up, and compliance. Nothing moves without you knowing about it. Your clients experience a smoother, more organized transaction -- and that reflects on you.
After you complete the discovery form and onboard, you will get access to the Hive transaction portal with a clear walkthrough for submitting your first file. Once it is in, we take it from there -- contract review, file setup, introductions to all parties, and deadline tracking from day one. Most agents have their first file open within 24 hours of onboarding.
Yes. Hive works with solo agents, teams, and brokerages across Colorado, Florida, and Tennessee. If you are managing volume across multiple agents or need a consistent coordination process for your whole team, reach out and we will put together the right structure. Every agent on your team gets the same level of attention as if they were our only client.
No, and the distinction matters. Hive handles the administrative and coordination side of the transaction only -- file management, deadline tracking, document organization, compliance checklists, and communication with title and lender. We do not provide real estate or legal advice, negotiate contract terms, advise your clients, or perform any task that requires a real estate license. Those responsibilities remain entirely with you as the agent of record. Our role is to support your transaction, not to step into it.
